Tenant relationship key to long-term retention

A good relationship between tenants and their landlord or letting agent is the biggest factor influencing whether tenants remain in a property long term, according to new research from LRG.

The estate agency group’s Winter 2025/26 Lettings Report found that 68% of renters cited these relationships as the single most important factor in deciding whether to stay in their home.

It ranks well ahead of feeling settled in the area – at 50%, stability in personal circumstances – at 45% – and confidence that maintenance and management issues will be handled effectively at 44%.

The research also suggests landlords and tenants share similar priorities when it comes to longer-term tenancies. Some 72% of landlords say they prefer tenants who remain in a property indefinitely, compared with 28% who favour fixed-term arrangements.

Of those landlords who prefer fixed terms, the main reason given is to allow for rent reviews, redecorating or tenancy management rather than to regain possession of the property.

The findings come as the private rented sector prepares for the introduction of periodic tenancies under the Renters’ Rights Act, which will replace fixed-term agreements as the default tenancy structure. LRG’s research shows that 24% of renters expect to remain in their current home for longer once those periodic tenancies are introduced.

The report highlights limited choice as one of the factors encouraging tenants to stay put, with nearly half saying they now have fewer accommodation options than a year ago, and 44% saying it has become harder to find a home within their budget. It also reveals a shift in tenant priorities, with 52% saying long-term suitability now ranks above cost when choosing a home.

Allison Thompson, National Lettings Managing Director at LRG, says: The rental market is growing up. Tenants are not just looking for somewhere to live. They are looking for somewhere to settle.

She added: The landlords who understand that tenant retention is the most valuable thing they can achieve in this market will be the ones who come through the next few years in the strongest position.
