The average Berkshire home cost around £472,000, but some areas have a much heftier price tag

House prices are undeniably high and rising, and the south of England is one of the hardest places to buy a first home.

Berkshire is one of the most expensive places to live in the country, but it’s not an even playing field.

Savills has compiled data from the Land Registry to rank each Berkshire borough from the most expensive to the most affordable.

The average Berkshire home cost around £472,000 in 2021, but some areas have a much heftier price tag.

It may come as no surprise that Windsor tops the list.

The average property brought in the royal town in 2021 cost homeowners around £584,706 – 23 per cent higher than the county average.

On the opposite end of the spectrum, homes in West Berkshire sold for a lot less than the county average.

Most houses in Thatcham, Newbury and Hungerford came with a much more reasonable price tag.

In fact, Thatcham was named one of the most affordable places in Berkshire, with the average home selling for nearly £329,803 – 30 per cent less than most other areas.

Slough also saw house prices remain below the average.

Properties in the growing commuter town cost 10 per cent less than elsewhere, with an average price of around £423,000.

Despite its excellent transport links, homes in the county town of Reading cost considerably less compared with the more affluent areas.

In 2021, buyers paid around £379,401, on average – 19 per cent less than the medium price point.

However, Wokingham was more expensive than the country average, coming in just behind Windsor and Maidenhead.

Buyers paid around £511,249 when purchasing their property this year.
