A new 2,000-home community within the National Forest in Leicestershire moves closer to being created

A new 2,000-home community within the National Forest in Leicestershire is a step closer to being created as the first parcels of land on the site have been put up for sale by two leading property consultants.

Two land parcels at Harworth Group plc.’s Hugglescote Grange development, located to the south of Grange Road in Hugglescote, near Coalville, are being sold by Fisher German and Mather Jamie.

The two fully-serviced, warrantied parcels will cater for a combined total of 200 plots and can either be bought as a whole or separately.

Associate director at Fisher German, Luke Brafield said Hugglescote Grange presents a great opportunity for housebuilders to acquire fully-serviced, de-risked land in a desirable area that will eventually form a vibrant, sustainable community of nearly 5,000 residents.

Brafield said they have worked successfully with Harworth Group on two previous developments in Derbyshire, so they are very pleased to be working with them once again.

He said that this is a really exciting site in a key part of the East Midlands, so they anticipate a lot of interest from housebuilders.

This marks the start of development at Hugglescote Grange, which will eventually feature around 2,000 new homes, a local centre, extensive green spaces as well as community facilities to support its new residents as it is fully built out over the next fifteen years.

As well as bringing the site forward for development, Harworth Group will form and administer a management company to manage and maintain open spaces, strategic landscaping and non-adopted infrastructure on the site as part of its master developer role.

David Cockroft, Director for Midlands at Harworth Group said this is a major step forward for Harworth Group in the Midlands, marking the commencement of the first key large-scale residential development in the Midlands. They have spent the past twelve months effectively preparing land for housebuilders to ‘plug and play’ within the bounds of the site’s planning consent and there should be significant interest in the scheme.

Gary Owens, associate director at Mather Jamie, added that this really is an excellent opportunity for housebuilders, given the site’s proximity to the M1 motorway – making it easy for residents to get to Leicester, Loughborough and Nottingham. East Midlands Airport is also close by, being just 30 minutes away by car. They expect strong interest from a range of housebuilders over forthcoming weeks.

Fisher German and Mather Jamie are retained agents for the scheme.
