Plans have been revealed for a new apartment complex near Hull Marina. The scheme earmarked for a site at the junction of Kingston Street and Manor House Street includes proposals to convert the existing Maritime House offices with new extensions to the front side and side as well as the addition of an extra floor.

Overall, it would feature 20 new apartments and a ground floor management office. It’s the third time residential plans have been put forward for the site opposite the Hull Arena ice rink.

Two previous schemes were refused by Hull City Council’s planning committee.

Those decisions mainly centred on concerns about the proposed height and scale of the flats being proposed and their visual impact on the Grade II listed former Wilson Line shipping offices on the opposite side of the street.

The latter is now used as a recreation club and as apartments.

The latest application by Pivotal Developments also envisages retaining an existing electricity sub-station which overlooks Kingston Street. The sub-station was originally used as a smokehouse and retains three distinctive rooftop cowls.

A spokesman for the company said the conversion scheme for a mainly empty office block would deliver a ‘highly attractive’ new residential scheme. He said: This redundant building has now been largely vacant for well over a decade.

We have worked closely with Hull City Council to address the concerns raised as a result of the previous planning applications with significant compromises having now been made from that initially proposed, he said.

We are fully committed to transform the building into a highly attractive development that will undoubtedly serve to assist with the enhancement of the western periphery of the Hull Marina, he said.

Planning agent John Benson, of Benson Planning Studio, said: Given the planning history on this site, it was prudent to present our initial ideas to the council’s planning committee and planning officers. The proposals were warmly received and some minor design modifications have resulted in this formal submission to the council.
